What is a NeighborWorks® HomeOwnership Center?

Through the collaboration of residents and business leaders, government and nonprofit partners, the NeighborWorks® HomeOwnership Center offers all of the services and training that customers need to shop for, purchase, rehabilitate, insure, maintain and manage a home.

Our goal is to increase home ownership and revitalize neighborhoods.

NeighborWorks® HomeOwnership Center is a program specific to the NeighborWorks network.

 

 

Programs Offered by LNHS NeighborWorks® HomeOwnership Center

 

Loan Programs

·         HomeStart Program

A program for first time, low-to-moderate income homebuyers  to purchase a home within the city limits of Lafayette and West Lafayette. The home must be owner occupied with a minimum down payment of $1,000.

 

·         HomeRenew Program

A purchase/rehab program, for low-to-moderate income first time homebuyers to purchase and repair a home within the city limits of Lafayette and West Lafayette. A minimum of $5,000 worth of improvements or rehabilitation can be financed in the loan. Borrower's minimum down payment is $1,000.

 

·         Down Payment Assistance Program

A program to increase home ownership in targeted areas of Lafayette. Neighborhoods included in these areas are Lincoln, Centennial, Historic Jefferson, and Ellsworth. Up to $5,000, in a low interest rate second mortgage loan is provided to assist with down payment and closing costs.

 

Other Programs

o        HomeStep Program

A lease to own program available on LNHS-owned properties. Clients interested in HomeStep must become a HomeBuyer's Club member.

 

 

Services Offered by LNHS NeighborWorks® HomeOwnership Center

 

HomeBuyer Education

 

o        HomeBuyers Club

A club for prospective homebuyers to provide information, support, and guidance to help them reach their goal of homeownership. At each monthly meeting a different topic is discussed related to buying and maintaining a home.

 

o        HomeAdvance

A comprehensive homebuyer education course aimed at first time homebuyers. Completion of the course is a requirement of our loan programs and meets the educatuional requirements for many special loan programs offered by local lenders.

                            

Counseling Services

 

o        Pre-Purchase Counseling

Counseling available for prospective homeowners who need assistance in addressing credit problems and budgeting before buying a home. Loan pre-qualification.

 

o        Post-Purchase Counseling

Counseling for all aspects of homeownership -- from home maintenance and budgeting to repair loans and foreclosure prevention.

 

o        Delinquency Intervention

Counseling available for homeowners who are in danger of losing their home in foreclosure and need assistance working with their mortgage lender for a mutually acceptable solution.

 

o        Reverse Mortgage Counseling

Senior citizens who would like to gain monthly income by liquidating the equity in their home can obtain help from LNHS to obtain a reputable home equity conversion mortgage.

 

o         NEW – CCCS Now on-site for Budget Counseling

One-on-one counseling to help you budget and learn how to better manage your money so you can keep more of your hard-earned money in your pocket.

 

LNHS is a HUD approved counseling agency.
